Villa Sappheiros is a six-suite luxury property being built on a hillside plot just 500m from Agios Ioannis — a quiet, natural beach on the west coast of Meganisi, named after the small historic chapel by its shore. Designed as an exclusive-use retreat for private stays, weddings, celebrations and small events, and specified without compromise, room by room.
The property has French and English owners, and is developed by Ed Miller & City Evolve, built with an international guest in mind — one with an appreciation of high quality, fine detail, and a strong sustainability ethos. Every element of the build — from structural work through to sanitaryware, brassware, tiling and joinery — is being specified individually rather than sourced through a single contractor package, with a small number of premium brand partners contributing directly to the fit-out.
Built on what was once a working hillside where the Venetians grew olives, the villa overlooks the Lefkada channel — the strip of water where boats pass between the forest-lined coasts of Lefkada and Meganisi.
The structural frame is nearing completion and the build is now entering its internal fit-out phase, led on site by Greek engineer and contractor City Evolve (Evangelos Thomas). The site sits within natural oak forest and olive groves on the west side of the island, with direct hillside views down to the Ionian Sea and its seagrass meadows.
The villa's mechanical and electrical infrastructure — HVAC, backup power, solar generation and water systems — is being specified to run the property independently and sustainably once complete.
Partners are acknowledged on this site, in the villa's guest information, and through photography of the completed interiors, which each partner is welcome to use in their own marketing.
